Q2. The competition in the convenience stores industry in the urban areas in Malaysia is very intense with dominate players such as KK Mini mart, 99 Mart and 7-11 stores. Discuss the factors to be considered in the location of a new convenience store with reference to the Klang Valley.

A convenience store, corner store, corner shop is usually a small store that stocks a range of everyday items such as groceries, toiletries, alcoholic and soft drinks, tobacco products and newspapers.

In the Klang Valley, many of the competitor convenience stores are location in along a busy street in the city area or near a major highway or transport hub. Sometimes, these convenience stores are located inside a petrol (or gas) station. Shopping hours are long with many open 24/7.

Prices charged by these convenient stores are generally higher than the supermarkets as they provide the customers with nearby convenience and serving more locations and shorter queues at the cashier counters.

Factors to be considered in Location Decision re: New Convenience store in the Klang Valley:

  • Availability of capital financing. 
  • Availability of colleges/universities
  • Availability of existing buildings for business (for buy, lease or rental decisions)
  • Availability of industrial parks
  • Availability of low cost labour
  • Availability of suppliers
  • Availability of recreational facilities
  • Availability of transport. 
  • Proximity of highways
  • Construction prices and costs
  • Cost of utilities 
  • Education level of the residents 
  • Land prices.
  • Local investment incentives
  • Presence of distributors
  • Presence of competing business
  • Real estate tax
  • Any other logical answer.
